Panama's International Banking Center (Centro Bancario Internacional, or CBI) closed 2024 with total assets of $156.4 billion, up 6% year over year. Net profits across the sector rose 8.2%, and the credit portfolio expanded by 9.1% to over $95 billion. With total banking deposits equivalent to roughly 138% of GDP and total assets exceeding 177% of GDP, Panama's financial sector dwarfs that of any other country in the region relative to the size of its economy.

A System Built for International Business

Panama's banking story began in earnest with the Banking Law of 1970, which was designed to attract prestigious international institutions by offering a flexible fiscal system, a bilingual workforce, modern infrastructure, and the stability of the U.S. dollar. By the early 1980s, over 100 banks operated in the country. Today there are 64 registered banks, a number that reflects consolidation and stricter oversight rather than decline — the sector is larger and more profitable than ever.

The absence of a central bank is one of Panama's most distinctive features. The country adopted the dollar in 1904 and has never looked back. There is no exchange rate risk, no currency devaluation, and no ability for the government to print its way out of fiscal trouble. For foreign investors, this eliminates one of the biggest risks of doing business in Latin America.

More Than Just Banks

Panama's financial ecosystem extends well beyond traditional banking. The country hosts a thriving insurance industry, a growing capital markets sector, and an expanding fintech scene. In 2025, the Superintendency of Banks launched initiatives to streamline account openings and improve competitiveness ahead of upcoming international evaluations. Panama is also positioning itself as a blockchain and digital assets hub, leveraging the same advantages — dollarization, geographic centrality, tax efficiency — that built its traditional banking sector.

What This Means for Real Estate

A strong financial sector is the backbone of a healthy property market. Panama's banking infrastructure makes it easier for foreign buyers to access financing, move capital, and structure investments than in virtually any other Latin American country. The presence of major international banks means competitive mortgage products, reliable escrow services, and a level of transactional sophistication that buyers from the U.S., Canada, and Europe expect.

The banking sector also employs over 25,000 people directly, many of them well-paid professionals who drive demand for residential property in Panama City's premium neighborhoods. As the financial sector continues to grow, so does the pool of qualified tenants and buyers — a virtuous cycle that has sustained Panama's real estate market for decades and shows no signs of slowing down.
